Most property management software expects you to type everything in. LapseHawk starts from the documents you already get.
- Upload a PDF or a phone photo, or connect Gmail or Outlook and LapseHawk picks up documents from a folder you choose (read-only).
- Certificates of insurance, W-9s, leases, violation notices, inspection reports and bills are read and filed to the right building, unit or vendor.
- A violation notice becomes one item per violation, each with its own fix-by date, and assigning one creates a work order.
- Anything that expires (a COI, a permit, a lease, an inspection) shows up on the calendar with reminders before it's due.

For buildings in NYC, all of New Jersey and 38 more cities and counties, LapseHawk also reads the agency's public violation records for the exact address on its own, and keeps them in sync: when the city closes a violation, it closes here too. Is LapseHawk property management software?
Yes. Choose Property management when you sign up and you get a property manager's layout: dashboard, properties, units and leases, work orders, rent invoices, vendors with their COIs, and Compliance for every building. It's the same login and the same price as the contractor side.
Does it work for properties outside New York and New Jersey?
Yes. LapseHawk works for rentals anywhere in the US. Automatic violation checks run in NYC, all of New Jersey and 38 more cities and counties; anywhere else, upload notices and LapseHawk reads them.
Can I move my units over from AppFolio or Rent Manager?
Yes, as a file. Export your rent roll as CSV or Excel and upload it. LapseHawk matches the columns and shows new and changed units before anything is saved.
Can tenants pay rent online?
Not yet. Today you can make rent invoices and see what's paid and overdue. Online rent payments are coming soon.
How much does it cost?
