Property management software › Rent roll import

Import your rent roll in minutes, not a weekend

Export your rent roll from the system you use today as CSV or Excel and upload it. LapseHawk matches the columns, shows every new and changed unit before anything is saved, and updates the same units the next time you upload a newer file.

How it works

From export file to units and leases

Export

Download your rent roll from Rent Manager, AppFolio, Buildium, Yardi Breeze or DoorLoop as CSV or Excel.

Upload

Drop the file into LapseHawk. It recognizes the columns: property, unit, tenant, rent, deposit, lease dates and status.

Preview

See which units are new and which changed, field by field, before you apply anything.

Apply

Units and leases are created or updated. Upload a newer file any time to update the same units without duplicates.

After the import

What your rent roll turns into

  • Each property and unit with its tenant, rent, security deposit and lease end date.
  • Leases ending in the next 90 days flagged on the Leases page and the calendar.
  • Rent invoices you can make from any unit, with paid and overdue at a glance.
  • Work orders, vendor COIs and compliance for each building, next to the units.

It's a file import, not a live sync: LapseHawk doesn't connect to those systems directly. See also lease tracking and rent invoices.

An example

A 40-unit portfolio, imported

Say you manage four buildings with 40 units in AppFolio. Export the rent roll report as Excel and upload it. LapseHawk reads the property and unit columns, the tenant names, monthly rent, deposits and lease start and end dates, and shows a preview: 40 new units, nothing changed. Apply it, and your Leases page, calendar and dashboard fill in. Next month, upload the new export and the preview shows only what moved: a renewal, a new tenant, a rent increase.

Why it matters

Start with real data on day one

Typing a portfolio in by hand is where most property management software trials stall. With the rent roll in, the dashboard, calendar and compliance views are useful right away, and you can see your own buildings during the free trial instead of sample data.

FAQ

Questions people ask

Which systems can I import from?

Any system that exports a rent roll as CSV or Excel. LapseHawk recognizes the usual columns from Rent Manager, AppFolio, Buildium, Yardi Breeze and DoorLoop.

Will a second import create duplicates?

No. Uploading a newer file updates the same units, and the preview shows what will change first.

Does it sync automatically?

No. It's a file import. Upload a newer export whenever you want LapseHawk updated.

What if a column isn't recognized?

The preview shows how each column was matched before anything is saved, so you can check it first.

How much does it cost?

$19.99 per user per month or $199 per user per year, every feature on every plan. Start with a 7-day free trial, no card needed.
