Vendor insurance tracking for landlords
Every plumber, roofer and cleaning company that works in your buildings should carry insurance that names you. LapseHawk reads each vendor's certificate of insurance, checks it against your requirements and reminds you, and them, before it lapses.

Getting COIs in
Upload, forward or connect email
- Upload the PDF or a photo, or connect Gmail or Outlook and LapseHawk picks COIs up from a folder you choose.
- LapseHawk files each certificate to the right vendor and reads the dates, insurers, limits and policy numbers.
- When one is expiring or short, LapseHawk drafts the follow-up email to the vendor for you.
Contractors: see COI tracking software. Landlords: see work orders.
Example
The roofer whose policy lapsed
A roofing company sent you a COI last spring. Their general liability renewed in September, but nobody sent the new certificate. In LapseHawk that vendor moved to Expiring 30 days before, a reminder went out, and the follow-up email was drafted for you. When the new certificate arrives by email, LapseHawk reads it, checks the limits and the additional insured line, and the vendor goes back to Insurance compliant.
Why landlords need it
An uninsured vendor is your risk
If a vendor without current coverage is hurt or causes damage at your property, the claim can land on you. Keeping every vendor's COI current, and only sending vendors with current coverage, is the simplest protection there is.
