Construction software

All-in-one construction software for contractors

LapseHawk is construction software for general contractors and subcontractors anywhere in the US. It reads the paperwork every job runs on (certificates of insurance, bills and invoices, W-9s, lien waivers, permits, proposals and contracts), files each document to the right vendor and project, and warns you before anything expires. Every plan has every feature, and the 7-day free trial needs no card.

What it covers

The back office of every job, in one place

Construction management software usually means scheduling and field reports. LapseHawk covers the paperwork side that keeps a job legal and paid, plus an AI schedule builder. Each part has its own page.

Subcontractor insurance

Every sub's COI read and checked against your requirements: limits, additional insured, waiver of subrogation, certificate holder. Reminders 30, 14 and 7 days before it lapses. Subcontractor insurance tracking · COI tracking

Bills and invoices

Bills that arrive by email or upload are read: vendor, amount, due date and project. Construction invoice processing

Pay applications

Set a project's schedule of values once and LapseHawk drafts a monthly pay application in AIA G702/G703 format. AIA-style pay apps

Permits and inspections

Every permit with its expiration and next inspection, with automatic status checks in many cities. Permit tracking

Lien waivers and W-9s

Lien waivers and releases filed with the vendor and project; W-9s and licenses tracked per vendor. Lien waivers · W-9 and vendor compliance

How it works

Send it in, LapseHawk reads and files it

  • Upload files or phone photos, or connect Gmail or Outlook (and Google Drive or OneDrive) and LapseHawk picks up documents from a folder you choose.
  • AI pulls out dates, amounts, insurers, limits and policy numbers, then files each document to its vendor and project.
  • It checks each certificate of insurance against your requirements and shows what's missing, expiring or below limits.
  • You're warned before anything expires, and monthly pay apps and project binders are built on schedule.

Honest limits

What LapseHawk is and isn't

LapseHawk is not a full ERP or a field app with daily logs and RFIs. It's the all-in-one place for the paperwork, compliance and billing that slow a contractor down. Pay apps follow the AIA G702/G703 layout; they're not the official AIA forms. Bills can be exported as a CSV for your accounting software; there's no live accounting sync.
