LapseHawk text messages (SMS program)
Last updated: November 3, 2026
This page describes the LapseHawk Text Messages program, run by LapseHawk.
Who texts you
LapseHawk, for your property manager or the contractor working on your building. Each text starts with their company name and “via LapseHawk”.
Why
To schedule a short pre-inspection visit to your unit, remind you about it, and tell you about inspections or access to your unit or building. When enabled, LapseHawk users also get sign-in codes and account alerts. No marketing.
How you agree
- Your property manager collects your consent to texts, for example in your lease, your application, or when you ask to be contacted by text.
- They add your mobile number to your unit in LapseHawk and confirm you agreed.
- Every text says who it's from and ends with “Reply STOP to opt out.” Reply HELP at any time for help.
LapseHawk users agree to account texts when they add their own mobile number in Settings (when enabled).
Sample text
“ABC Property Mgmt via LapseHawk: we need a short pre-inspection visit to Unit 4B before the 12/10 inspection. Confirm or pick a time: https://lapsehawk.com/t/… Reply STOP to opt out.”
Frequency, cost and opting out
Message frequency varies (usually 1–3 per inspection). Msg & data rates may apply. Reply STOP to cancel. Reply HELP for help. Carriers are not liable for delayed or undelivered messages.
We do not sell or share your mobile number or SMS opt-in data with third parties or affiliates for marketing.
